How much is the application fee? $55 per applicant. 18+ must apply.

What if I have a lower than 600 credit score? We take into consideration all aspects of an applicant’s application with credit scoring being one of a few factors. ( Medical payments are not factored in.) Payment history, open and/or closed accounts, collections, rental payment history are just a few things we look into.

What if this is my first time renting? Depending on all factors you may be subject to a conditional approval.

What if I do not have a social security number? Can I still apply? Unfortunately, no. Without a social security number most credit and background checks will not supply sufficient information for our team to provide a decision.

Will my co-signer have to apply as well? Yes, if you are applying with a co-signer (a guarantor who is not residing in the home) they will need to also complete a full application. This is $40 per applicant.

What is the income requirement for Heart Property Management? We require 3x Monthly Rental Income to be considered for approval. If you are applying with a co-signer we require 5x Monthly Rental Income.

Are application Fees Refundable? No. Application fee’s cover the cost to perform necessary background and credit checks.

My background/credit history did not pull? What do I do? Please make sure there are not any credit locks on your account. If there are, you will need to re-apply. Re-pull will cost an additional $40.

What if I don’t have a bank account? We require all payments to be made electronically. Therefore all tenants, prospective tenants must hold a valid bank account. Cash App, Venmo, Cash receipts payments will not be accepted or considered.

How do you verify employment? We run an employment verification check, along with a verbal verification, and a w-2 and or bank summary statement will be required to verify employment and income.

Are there any pet restrictions? Heart PM does not accept pets with a history of violence or attacks. We hold the tenant responsible for this. If a situation were to arise Heart Property Management will hold the pet owner responsible for any damage or adverse occurrences which could result in an eviction or fines.

Is there a pet limit? Yes, no more than 4 pets.

Are there any fees for having a pet? We require a $300 refundable deposit for your first pet, and a $100 refundable deposit for reach additional pet. Our pet rent is $20/mo for the first pet, and $10/mo per additional pet.

What if my pet is an ESA or Service Animal? We do not charge deposits for service or ESA animals. Tenant will be responsible for any damages (if any).

How long will Heart PM hold a home for? Heart PM will only hold a home, after application approval, for up to 7 days, for homes that are available for immediate move in.

I applied for a Heart PM home but it was leased. Do I get a refund? No, application fees are non-refundable. If your application is approved we will be able to transfer your application to an available Heart PM home at no additional cost as long as Income and employment requirements are met.

    • No more than one late payment on rent within the last 12 months. Rental verification must come directly from the landlord. Name must appear on property records, property manager, and or property management company.
    • Currently employed. If self-employed: 1099 or tax filings, and bank deposit statements from the last 6 months. (We do not accept cash app screenshots. Prospect must have a current and valid bank account in order to be considered).
    • No sex offender or domestic violence charge, fraud or theft related issues, bounced checks, or violent felony history.No DUI within the last 12 months.
    • No evictions within the last 5 years and no open property debt.
